Signs Your Home’s Roof Needs To Be Replaced

When it comes to replacing your roof, it can often be difficult for homeowners to determine whether their home’s roof is in need of a replacement. Without knowledge of your roof’s anatomy, it can be difficult to identify whether you need to replace your roof. Age of The Roof

The first sign that your roof needs to be replaced is simply the age. Most asphalt shingle roofs will last about 20-25 years, perhaps a bit longer with regular maintenance. While asphalt shingles are durable, they’re constantly exposed to the elements which eventually deteriorates their integrity and requires that they are replaced. If you’re unsure how old your roof is, have it inspected to determine the age and condition of the roof!

Broken or Damaged Shingles

Another obvious sign that your home’s roof needs to be replaced is that your shingles are broken or otherwise damaged. Your shingles can become damaged from a variety of factors, including debris that hits the roof and cracks the shingles, as well as deterioration from the elements. 

If your shingles are completely broken off of your roof, they won’t be able to protect it from any water damage. Additionally, damaged shingles leave your home just as susceptible to water damage. Whether they are curled, cracked, warping, or more, they won’t be able to form a quality seal, meaning your roof can very easily become waterlogged. If you notice that your shingles are damaged, be sure to replace them as quickly as possible. 

Granules In The Gutters

If you’re finding granules in your gutter system, it is a sign that your shingles are losing their ability to keep the home well-protected and are nearing the end of their lifespan. Granules are there to keep sun off of the asphalt, which means once they’ve fallen off, your shingles are being exposed to UV rays which will quickly deteriorate the shingles.

The Roof Is Sagging

Finally, perhaps the most obvious sign that you need to replace your roof is if the entire roof is sagging. This is a clear sign that your roof has become saturated with water, and your roof deck is on the verge of collapse. If you notice that your roof is losing its structural integrity, have it replaced as soon as possible, before it does irreversible damage!
